My standard home inspection is a thorough investigation into the condition of the home’s readily accessible and visible components. I’ll email you a full report of my findings including photos within 24-36 hours of the completed inspection.

Pre-Listing Inspection
This inspection service is entirely focused on helping you sell a home successfully. The inspection needs to take place before you make your listing so that I can present you with a comprehensive overview of the property’s existing strengths and deficiencies. With this information in hand, you can schedule any repairs that you think are necessary in order to maximize the home’s appeal to prospective buyers.
Investment Property Inspection
If you’re investing in a rental property, or a second or a vacation home, this inspection covers the same items that are evaluated in my Standard Home Inspection, and will help you budget for any necessary repairs and upgrades due to deferred maintenance, age, damage, or other issues.

Advanced Technology with Sporecyte Analysis
Dean Home Inspection services utilizes Sporecyte, an advanced lab analysis service that uses AI-generated technology to detect over 90 mold spores and 10+ air particulates. This cutting-edge testing produces a detailed “Mold and Air Quality Report” featuring Airborne Test Results, which highlight unhealthy air particulates that may affect indoor air quality. These results give property owners valuable insights into mold risks.
Sewer Scope Inspection
A Standard home inspection is a non-invasive, visual examination of accessible areas that does not include your home’s sewer lateral. As with most homeowners, it is likely that you are responsible for your sewer lateral that connects to a municipal main sewer line or septic tank, it is a crucial part of a home’s drainage system. Sewer lateral drain systems have been constructed of several types of materials over the last hundred years, many, especially older than 50 years in age, have deteriorated and are starting to fail.
When these plumbing lines start to fail due to damaged plumbing materials or they become clogged, a sewer scope inspection is needed. During a sewer scope inspection, I use specialized equipment “a sewer camera” to scan the line, take digital pictures, videos, and locate specific problems. Problematic areas that are discovered, can be located by use of a special locating device and then be marked/flagged for future repair work. You will receive a full report with digital photos and a link to an online video and when needed, marked areas of concern. Sewer scope inspections can be included with a standard home inspection or as a stand-alone service.
